The apartment locating process can take anywhere from a few hours to a few days, depending on your needs and how quickly you’re ready to decide. If you provide your preferences upfront—like budget, location, and must-have amenities—we do our best to send you options the same day. From there, it depends on how soon you tour, apply, and get approved. Some renters find and secure an apartment within 24-48 hours, while others take a bit longer to explore their options
No. The price you are quoted by the property is the price whether or not you use an apartment locator.
Sometimes it’s possible but it doesn’t always work out that way. Most properties have set pricing and are not allowed to change the rate for an applicant. However, apartments may add in extra incentives such as increased rent specials, waived app and admin fees, deposit and sometimes even move in gifts. We will do our very best to get you the best deal possible.
It’s simple! Just make sure to mention your apartment locator’s name during the tour (if we are not touring together) and list their name or select apartment locator on the application. Once you move in, we’ll just need a few details: Move-in date, Unit number, Rent amount & Lease term. Once we have this information, our billing team will take care of the rest.
Make 3X the market rent amount (Most properties ask for pay stubs, bank statements, or tax returns as your proof of income) Keep in mind some properties can require 2.5X the rent or 3.5X, it can vary by property.
– Have good credit (if credit is under 600, you may get denied or get approved with conditions which can require a higher deposit)
– Do not have any active rental debt
– Do not have any broken leases or evictions on your rental history
– Do not have any misdemeanors or felonies on your record
Absolutely! Apartment locators are required to hold their real estate license active in order to locate by TREC.
We recommend starting when you’re ready to apply and secure your apartment! Typically, 45-60 days before your move-in date is ideal as apartment properties start showing their availability for the dates you’re needing to move by. Apartment pricing and availability change daily so if you like what you see during your tour we suggest submitting an application asap so you don’t lose out on it. Some apartments offer rent specials and look and lease incentives so it’s smart to take advantage of those deals as they have an expiration date. Rule of thumb: If you love it, lease it!
